General dental practice for sale 40 miles west of Denver in historic Georgetown. Well established, I have been here since 1983. The practice draws from the town of 1300, the surrounding communities in Clear Creek County with a population of 9800 residents, and also has a lot of patients from the ski towns further west. Currently the town is building appox. 50 units of new housing with 20 more planned. The neighboring towns are currently building or have approval for 140 units of new housing so the area is growing. Two other dentists practice in the county, both gentlemen on the older side. The purchase price includes a 2 story building. The office is on the 1st floor appox. 700 sq ft., and an apt. on the 2nd floor appox. 610 sq ft. The exterior of the building was completely remodeled in 2024, and should be good for the next 35+ years. Building should be worth appox. $600,000. Office consists of two operatories. Staff is one front desk and one assistant. Practice is normally open 4 long days a week. Office is known for getting emergency patients in quickly and having reasonable fees. Since starting with Open Dental in Aug. 2014 we have treated 8400 patients. Being a mountain community people come and go. Some are one timers, some when it hurts, and some are full mouth rehabs. We are always busy. The only services the office does not provide is placing implants, and difficult os. perio., and pedo cases. I do most of ortho. cases myself, but only started a few easy cases in the last 12 months, and currently have reduced the active cases from 35 to about 10. Office revenue was $602,000 in 2024 with a 41% overhead, if you do not include the exterior remodel which is a once in 35 year plus occurrence, and $312,000 in the first half of 2025. A dentist with a similar skill set and philosophy should do fine especially if you live in the community. There have been several online articles recently which mention Georgetown being one of the best small towns to live in Colorado and one in the entire nation. I would be willing to stay around for 4 months or so to smooth the transition.
