Dentists evaluating a location have five kinds of options. Several vendors compete within each, and the right choice depends less on the brand than on the type of tool and the question you are trying to answer.

Free public data

The US Census Bureau and the American Community Survey give you population, income, age and household data for any area. State dental licensing boards, the ADA Health Policy Institute and HRSA give supply-side context. Google Maps shows nearby offices. Strength: free and authoritative on residents. Limit: turning it into a dentist-per-population answer for a specific site takes real work, and map listings include closed and duplicate offices.

One-off address reports

A single report on a single address, bought once. Strength: fast and inexpensive when a broker or landlord has already put a site in front of you. Limit: you pay again for each address, and you cannot use it to find where the site should be in the first place. Ask how the competitor list was built.

Dental-specific data platforms

A membership that lets you search any address, area, county or state for demographics and nearby practices, as many times as you need. Strength: the only type designed around dental decisions end to end, and the cheapest way to compare many options. Limit: the answer is only as good as the practice database underneath it.

General site-selection and GIS software

Platforms such as Esri Business Analyst, Placer.ai and Buxton are built for retail and multi-unit site selection, with foot traffic, trade areas and consumer segmentation. Strength: deep, flexible analysis. Limit: priced and designed for analyst teams, with no dental-specific competition data.

Consultants and demographer reports

A person analyzes your market and writes up a recommendation. Strength: judgment tailored to your specialty and patient mix. Limit: cost, and potential conflicts: some advisors are paid by the landlord, the broker or the seller.

Six questions to ask any vendor

  1. How is the list of nearby practices built, and when was it last checked?
  2. Are closed practices, duplicates and dental labs removed?
  3. Is the service area drive time or a simple radius?
  4. Can I compare several areas, or only one address per purchase?
  5. Does anyone earn more if I choose a particular site?
  6. Can I see a full sample before paying?
